The financing, which was secured at a very tight spread over the benchmark, provides the owners with greater operational flexibility over that available with the previous floating-rate loan, and the new, lower rate provides the additional benefit of improved cash flow and thus the ability of ownership to make additional capital enhancements to the asset.

On behalf of one of the U.S.’s most successful private real estate investors, approximately $315 million of equity and debt financing was transacted for the acquisition of 311 South Wacker Drive, a Class A, trophy 1.3 million square foot office tower located on prestigious Wacker Drive in Chicago’s hot West Loop submarket. This capitalization included a $244 million first mortgage acquisition financing, which was arranged through a major investment bank at an extremely competitive spread over the benchmark, and approximately $65 million of joint venture equity financing secured through a private equity source.

On behalf of one of the most active owner/operators in the U.S., completed this large-scale financing in only seven days. This senior loan, which was placed with a global investment bank, financed the acquisition of this noteworthy 2.5 million square foot asset which was being transitioned from industrial/distribution use to office use, and was the flagship project for the rapid development of the Chelsea submarket of Manhattan into a legitimate office destination. The facility included reserves for tenant improvements and leasing commissions, as well as a “good news” provision whereby additional proceeds would be made available to fund future leasing activity.
